Santa Monica’s Temporary Moratorium on Evictions and it’s Impact on Commercial Landlords and Tenants
The moratorium order's protections are set to expire soon. In an effort to inform and support our business community through this transition, the City has embarked on a unique partnership with the Chamber of Commerce, the Straus Institute for Dispute Resolution at Pepperdine Caruso School of Law and Pettit Kohn Ingrassia Lutz & Dolin PC.
This collaborative effort aims to provide commercial landlords and tenants with an understanding of available options as they navigate payment of deferred rent, including utilizing processes like mediation, negotiation, arbitration, and civil litigation. Additionally, parties may contact the Straus Institute for pro bono mediation services to resolve their disputes or consult with lawyers at Pettit Kohn.

Biographies:
Tristan A. Mullis, Esq. is a Shareholder and leader in Pettit Kohn Ingrassia Lutz & Dolin's Los Angeles office and a leader in the employment and labor group. He represents California employers in the defense of claims involving issues of workplace discrimination, harassment, wrongful termination, and wage and hour violations. He has secured successful outcomes for clients at trial, mediation, and through dispositive motions and works with employers to implement policies and practices to maximize personnel while reducing the risk of future claims. Tristan speaks regularly to various groups on a wide range of employment law topics including COVID-19.
Rebecca Herman, Esq., Senior Counsel in Pettit Kohn Ingrassia Lutz & Dolin's Los Angeles office, has extensive litigation experience in the areas of insurance defense, general liability, employment, and retail matters. Stephanie Bell Blondell is an Associate Professor of Law and Practice and Associate Director of the Straus Institute for Dispute Resolution at Pepperdine University School of Law. She directs the Mediation Clinic as well as reaching Mediation Theory and Practice and Psychology of Conflict. Prior to joining Pepperdine, Professor Bell served as the Manager of the King County Alternative Dispute Resolution Program and Interlocal Conflict Resolution Group, a tri-county labor-management and public policy mediation program in the Seattle area. In the Straus Profession Skills Programs, Professor Blondell currently teaches Mediating the Litigated Case, The Womens’ Negotiation Academy and leads the Conflict Resolution initiative between the Los Angeles Police Department and the Straus Institute for Dispute Resolution. Prior to this she was the Alternative Dispute Resolution Coordinator for the City of Seattle where she designed and implemented a labor and employment mediation program for city government. Before joining Straus full time, Bell served as an adjunct at Straus, Seattle University School of Law, and the University of Washington Master’s in Public Administration Program. Professor Bell earned her B.A. with Honors in American Civilization from Brown University, and her J.D. from the University of Washington School of Law.
